Spring has Sprung….and the market is blooming!

All the people that said they were waiting till March…well heck, I’ve been so busy helping them find their new homes I finally just now have some time to update by blog!

In today’s AJC Business Section there is an article entitled “Signs of life in real estate”. The Tag line is “TURNAROUND? Atlanta Pros say sales are up, but economists aren’t ready to declare trend.” It is your typical article with the “nay sayers” input…but those of us that are living in the real estate market everyday are seeing more activity, listings are going under contract, buyers that have waited are missing out!

I always try to educate my clients with the premise “Don’t believe everything you hear and read!” Atlanta has always had a stable housing market and while, we may not have seen high appreciation values the last couple of years….Atlanta always clicks up so fast, a couple of flat years won’t even be noticed.

Local markets are not the “national”, even here in Atlanta, there are market pockets in such a large Metro area that may vary significantly from the “national” average, so to speak.

So call me, email me, tell me what you need and want in your new home and lets get going while you still have so many “options”!

Why are you waiting to purchase your home?

Well here we are in the middle of January and I’m finding a lot of buyers that said “after the first of the year” are now saying they are waiting till March….and I’m saying WHY??

We have a lot of economic news due in this week that will impact the Fed’s decision on lowering rates next time they meet. The rates are very volatile and turbulent…atleast that is what I am hearing from my contacts in the Mortgage Industry. A good rule of thumb is: lower bond prices equal higher home loan rates and vice versa.

So rates right now are low, and inventory is high, we all love options, and folks that is what we have now…so why wait until March!

Don’t wait, call me and I can put you in contact with our preferred lender, find out what your “buying power” is, or where your comfort level is payment wise. Select an area with the schools of your preference, determine what is important to you, and these prioritys may change as you journey through your home search, it is natural!

I can share with you tools that I use, which can assist you in focusing on your search! With driving directions etc. you can do your own process of elimination, or I can preview and select homes for your personal viewing.

In this interesting market I have noticed homes that have been on the market for awhile with no activity…then only to find that when submitting an offer for my clients…the seller received multiple offers on the home just that weekend!! This isn’t a fluke…its happend 3 times!!

So tell me again, why you are waiting till March?

We did our “home work” we checked the MLS comparables for houses in our area, we went to open houses to get ideas, we painted, replaced dated fixtures, put the junk in storage, and staged our house. We looked at for sale by owner options, interviewed real estate agents and looked at discount agencies. We chose Duffy as the best value choice. Duffy came out on Thursday and helped us establish the listing price, and we were in MLS on Friday, and we had good traffic starting on Saturday. We used the Duffy website to get additional ideas on how to make our house sell. When we got our contract, the Duffy contract review specialist reviewed it and gave us their recommendations. Whenever we had a question, Duffy was just a phone call or a fax away. We sold our house for our price in 3 weeks, and saved thousands on the listing by listing with Duffy.

Time to buy another house. W e called Duffy and used Marilou Young as our buyers agent. We did our “home work”, we checked the MLS for houses that fit our requirements and made a list. We went to each house on the list and walked around the house and the area. We eliminated about half of them. Marilou made appointments for us to see the resale’s and and registered us with the selling agents in subdivisions with new homes that we wanted to see. Marilou was a lot of fun and very helpful in helping us look for the right fit at the best value. We double dipped and again saved thousands with Marilou Young as our Duffy buyers agent. Thanks!
